GUEST AGREEMENT & HOUSE RULES Southern Comfort Cove – Lakefront Stay We’re so glad you’re staying with us! Our goal is for you to have a safe, relaxing, and memorable experience. By booking and staying at the property, you agree to the following: 1. Check-In / Check-Out Check-in: 4:00 PM Check-out: 10:00 AM We may be able to accommodate early check-in or late check-out for a fee if the schedule allows. For back-to-back bookings, the full cleaning window is required. Delays to housekeeping from unapproved late check-outs may result in a fee. 2. Occupancy & Visitors Maximum of 12 guests Only registered guests are allowed unless approved in advance Exceeding occupancy or allowing unregistered guests may result in immediate termination of the stay without refund. 3. Parties, Events & Noise Parties, weddings, or large events are not allowed Quiet hours: 10:00 PM – 9:00 AM to respect neighbors Failure to follow these rules may result in early termination of the stay. 4. Smoking & Vaping No smoking or vaping anywhere on the property, including decks and surrounding areas Additional cleaning or remediation fees may apply. 5. Pets Up to 2 dogs per reservation, max 60 lbs each; additional fee applies Cats and other animals are not permitted Dog rules: Must be well-behaved and on flea/tick prevention Cannot be left unattended indoors unless crated Cannot be left unattended outside Keep dogs off beds; use provided couch covers Failure to comply may result in additional cleaning fees or damage charges. 6. Fireworks & Explosives Fireworks, firecrackers, or any explosive devices are strictly prohibited 7. Parking & Property Care Do not drive or park vehicles or trailers on the front yard (septic system can be damaged) Use designated parking areas only Please do not move or remove furniture or décor 8. Lake, Dock & Hot Tub Safety Our lakefront property offers wonderful amenities—but these come with inherent risks. By staying here, you acknowledge and accept responsibility for activities including: -Swimming, boating, fishing, paddle sports, and dock use -Hot tub use -Walking on wet or uneven surfaces Risks include slips, falls, drowning, changing water conditions, wildlife, and weather hazards. Guests are responsible for their own safety and that of their group. To the fullest extent allowed by law, the owner is not responsible for accidents, injuries, or losses from use of the property or its amenities. 9. Supervision & Guest Responsibility Children must be supervised at all times, especially near the water and hot tub Guests are responsible for all members of their party and any visitors 10. Hot Tub Guidelines Maximum of 7 guests No glass in or near the hot tub Do not use while intoxicated Keep cover closed and locked when not in use Exit immediately during storms or lightning 11. Damages & Additional Costs Guests are responsible for: Property damage Excessive cleaning Missing items Municipal fines or violations 12. Agreement & Accountability By booking, guests agree to: Follow all house rules Accept responsibility for their group and use of the property Cover costs resulting from damages or violations Guests also agree to hold the owner harmless from claims arising from their stay, including those involving their guests or visitors. 13. Right to End Stay The owner reserves the right to terminate a reservation early (without refund) if house rules are violated or if safety concerns arise. 14. Legal This agreement is governed by South Carolina law.
